INVESTMENT  THESIS

Pursue value add opportunities in the Senior Living sector. As the American “baby boomers” begin to retire there will be an immense demand increase for Senior Housing. Our thesis is to capture the value created during this demand increase by acquiring financially and operationally stressed Assisted Living Facilities (ALF), or facilities with significant potential for revenue growth. In doing so, we will bring an experienced operator to add value by improving operations, renovate the physical plant, rebrand, and stabilize the facility. We have chosen to only operate in the State of Florida to execute this strategy as it has the second largest retiree population in the US.

THREE KEY REASONS TO TARGET THE ASSISTED LIVING SECTOR:

1 -  The degree to which the sector outperforms compared to other major real-estate sectors

2 -  The long term demographics providing increasingly strong support going forward

3 -  Less revenue risk as services such as Assisted living and Memory Care are a need based
